Land Prices In Warangal Soar As State Govt Focuses On Infra Push
The real estate market in Warangal district had been dormant until recently as land transactions were minimal, with few buyers showing interest. However, there has been a sudden surge in land prices in and around Warangal. In some areas, the price per acre has skyrocketed.
The land prices surrounding Warangal, which is second biggest city in Telangana, have increased dramatically. In some places, the price per square yard has gone up by Rs5,000 to Rs20,000 and more. The outskirts of the city, especially around the Mamnoor Airport region, are seeing prices going up steeply. Even along the Hyderabad-Warangal highway, land prices have seen a substantial rise. As a result, major real estate companies are now looking at Warangal as a promising investment destination after Hyderabad.
The Telangana State government, led by CM Revanth Reddy, has announced plans to make Warangal the second capital of the State. Not only is this a statement of intent, but the government has also allocated heavy budget for the city’s development as well. This has led to significant progress in the infrastructure development of Warangal, Hanamkonda, and Kazipet tri-city area. With large-scale investments flowing into the region, the belief that the city is poised for rapid growth is becoming stronger. Consequently, land prices are continuing to rise.
The Congress government has also taken steps to improve air connectivity, with four new airports planned for the state.
Among these, the Warangal Airport is likely to become operational first. Warangal is the second-largest city in Telangana, and the Mamnoor Airport, which was originally built during the Nizam era, has been closed for over 32 years. The airport is spread across 696.14 acres, but additional land has been requested by the Airports Authority of India (AAI) and the Telangana government for its expansion. Recently, the State government sanctioned Rs205 crore for the acquisition of 253 acres of land required for the airport’s expansion.
In the first phase, the Mamnoor Airport will be revamped to cater to smaller aircrafts. The master plan for the airport’s development is targeted for completion within 8 months. In the second phase, the airport will be upgraded to handle larger passenger and cargo flights. Along with Mamnoor, new airports in Khammam, Ramagundam, and Adilabad are also expected to be operational within the next four years, with Warangal likely being the first to open.
The demand for land has also risen with the announcement of a new Railway Coach Factory and a Railway Division center in Warangal. In addition, funding for the Outer Ring Road land acquisition, construction of the Inner Ring Road, and approval of Warangal’s master plan has further fueled the growth of the real estate sector. Consequently, land prices in several areas have skyrocketed.
The rise in land prices is not limited to the city itself. Even in areas within a 20-kilometer radius of Warangal, land prices have surged. Areas like the Warangal-Narsampet road, from Machhapur to Atmakuru on the Warangal-Mulugu road, and Wardannapet on the Khammam road are witnessing sharp increases in land prices. Farmers are thrilled with the price hikes.
Real estate experts are confident that Warangal will emerge as a ‘future city.’ They believe that governmental support and investment are crucial for the growth of any city, and with the current momentum in Warangal, the city is on track to develop even further, regardless of any future external factors.
